Prequalification Package

To qualify a seller for a short sale, the seller should answer the following questions:

1. Are you currently paying child support?
   a) When was the last payment made?
   b) Are you in arrears? Amount owed?

2. Are your property taxes current?
   a) When was the last installment paid?

3. Are the county utilities (water, sewer, garbage, gas, electric) current?
   a) When was the last payment made?

4. HOA name? Phone?    a) Do you currently owe dues?
   b) What is the monthly payment?
   c) When was the last payment made?

5. Do you have liens with family, friends, colleagues, etc?    a) How much do you owe in liens?
   b) Are they willing to release their lien?

6. Do you currently have any judgments against you for credit cards, medical bills, utilities, etc.?
   a) What is the outstanding balance?
   b) When was the last payment made?

7. Do you have unpaid plans for PG&E Solar/Green Systems?

8. Is there anything that may come up in the next few months that SSA should be aware of?

9. When was the last mortgage payment made?

10. Have you received a Notice of Default? Date Received?

11. Have you received a Notice of Trustee Sale? Date Received?
