WHY WORK WITH SSA?

Short sales are complex and likely to become more complex as lenders have more delinquencies to consider in the coming months and years. SSA knows the intricacies of short sale transactions and works solely to gain approval from the lender(s), saving real estate professionals from spending frustrating hours on the phone and allowing them to be more productive with their time by taking more listings and developing client relationships.

Short sales are not guaranteed to receive lender approval or close escrow once it is approved, which is just another reason why a real estate agent would be at an advantage working with SSA. If you spent countless hours negotiating lender approval and the transaction did not close, it would be hours lost without any compensation; SSA is paid only when the transaction closes escrow, so agents are at no loss if the transaction does not close.

The following is a list of the services SSA provides when we are a part of your team, further allowing you to develop your business and client relationships:

  • Prequalification of your client - SSA verifies that your client is a good short sale candidate
  • Complete Document Checklist - SSA provides a document checklist for you to forward to your client that includes the lender requirements. We can provide this list prior to a real estate agent taking the listing to ensure sellers can provide the documentation to expedite the approval process.
  • Pricing - The lender will want to see that an effort was made to get the highest offer possible for the property. In many cases, though not all, that may mean initially listing the property for a price above where it will need to be to get an offer.
  • Disclosure Documents - SSA provides disclosure language to protect all parties involved in a short sale transaction to give agents peace of mind from legal action in the future.
  • Up-to-the-Minute Updates Online - SSA coordinates transactions using SureClose, a secure transaction management program that allows all parties to log in 24/7 to receive up-to-the-minute status updates, including summaries of conversations with loss mitigation. There should be no need for the buyers calling you to ask what the status is.
  • Resources for your Clients - When you are waiting for a short sale to close, your clients and the parties on the other end will likely turn to you. SSA provides resources to all parties with information on the short sale process, SSA's role in the process and access to status updates online.
